Projects that require MahaRERA registration are registered before they are marketed, and the registration number is shown on the project page. Where a project is exempt, the project page says so. Layout and land-use approvals from the relevant planning authority, such as NMRDA in the Nagpur metropolitan region, are listed for each project once granted, and copies are available to review during a site visit.
An NA (non-agricultural) plot has been officially converted for residential, commercial or industrial use, so you can build on it once building permission is granted. Agricultural land can only be used for farming, and in Maharashtra buying it is generally restricted to agriculturists unless it has been converted. Our plotted developments are offered as NA plots.
Yes. Most banks and housing finance companies offer plot loans for approved NA plots with a clear title and RERA registration, often for around 70–75% of the plot value. Our team shares the documents lenders ask for and can introduce you to partner banks.
Ownership is transferred by registering the sale deed at the Sub-Registrar office after stamp duty and registration fees are paid. In Maharashtra, stamp duty is a percentage of the higher of the agreement value and the government ready-reckoner value — typically 5–7% depending on the area — and the registration fee is 1%, capped at ₹30,000. Our team prepares the documents and helps you schedule the registration.
The possession date for each project is the one committed in its MahaRERA registration, and we list it on the project page. For plotted developments, possession is handed over after the sale deed is registered and the layout's internal development is complete.
